Q: Do I need to have perfect credit to qualify?

A: No. Often minor derogatory credit items are over-looked if past landlord's confirm timely payments as well as the majority of your credit report showing items paid as agreed.

A credit report comprising nearly all negative reporting, negative landlord ratings, and/or evictions will most likely kill your ability to qualify.

Q: I just lost my home through foreclosure. Does this ruin my ability to qualify?

A: Not necessarily. Many landlords understand the current housing market and foreclosure effects. Providing evidence of other debt being paid timely and solid employment and income can be a positive compensating factor in the approval of your rental application!

Q: I work under the table and cannot document my income. Will my application be considered?

A: It is not likely. However, if your credit is satisfactory you may want to team up with a co-signer to satisfy the employment/income requirement that you are lacking. Some landlords may allow joining forces, but some may not.

Q: I have a secure steady job and make decent money. How much do I need to make monthly in order to qualify?

A: Typically your monthly gross income ( before taxes ) should be 2 1/2 to 3 times the monthly rent.
